        rook to h8, then either black moves the king to g7 for queen to take bishop and mate, or bishop takes rook on h8, queen to move to e8 and then mate by taking bishop on h8

        Pretty easy, I think.

        3. Qh8# and declining the rook at h8 only leads to mate a move sooner.

        1.Rh8. The point is that if Black takes with the B, i.e. 1..Bxh8, then there is mate: 2.Qd8+ Kg7 3.Qh8#

        If 1..Kg7, then 2.Qxd5+ finished Black off.
